1. Acceptance of Terms & Najd Standards

By accessing or using the Najd Realty website (the "Site") or engaging with our WhatsApp consultation services, you agree to be bound by these Terms of Service ("Terms"). These Terms represent a binding agreement between you and Najd Realty, a boutique real estate agency licensed by the Saudi Real Estate General Authority (REGA). If you do not agree to these Terms, please discontinue use of our services.

2. Nature of Services & "0% Commission" Model

Najd Realty provides a curated platform for discovering and transacting in Riyadh real estate.

• Agency Role: We act as a licensed intermediary and marketing partner.
• Transparency Pledge: Our "0% Commission" model applies to specific listings where the property owner has agreed to cover the agency service fee. This results in zero brokerage fees charged directly to the buyer/tenant. Full terms of this model will be disclosed in the final Ejar contract or Memorandum of Understanding.
• No Guarantee: While we verify all listings personally, Najd Realty does not guarantee the availability of any specific property listed on the Site. All transactions are subject to final owner approval and regulatory clearance.

3. Use of the Mortgage Calculator & Sakani Eligibility

The financial tools provided on our Site (e.g., Commercial Finance Calculator, Sakani Eligibility Tool) are for illustrative and planning purposes only. These tools provide an estimate based on current Saudi Central Bank (SAMA) guidelines and Sakani program parameters. They do not constitute an offer of credit or a final mortgage pre-approval. Actual loan terms, profit rates, and eligibility are determined solely by the respective financial institution and the Ministry of Municipal and Rural Affairs and Housing.

4. Intellectual Property

All content on this Site—including the "Najd" brand identity, architectural photography, editorial guides (The Najd Knowledge Base), and proprietary market data—is the exclusive property of Najd Realty and is protected by applicable intellectual property laws. You may not reproduce, distribute, or create derivative works without our express written consent.

5. Third-Party Links & WhatsApp Communication

• WhatsApp Business: We utilize WhatsApp for secure, real-time consultation. While we maintain strict internal privacy standards, communications via WhatsApp are also subject to WhatsApp's own terms and privacy policies.
• External Links: Our Site may link to Vision 2030 projects or REGA portals. We are not responsible for the content or privacy practices of those external government or third-party sites.

6. Limitation of Liability

To the fullest extent permitted by law in the Kingdom of Saudi Arabia, Najd Realty, its directors, and employees shall not be liable for any indirect, incidental, special, or consequential damages arising out of or in connection with your use of the Site or reliance on any property information provided, including but not limited to: loss of opportunity, emotional distress related to purchasing decisions, or technical interruptions.

7. Governing Law & Dispute Resolution

These Terms shall be governed by and construed in accordance with the laws and regulations of the Kingdom of Saudi Arabia. Any dispute arising out of or in connection with these Terms shall be submitted to the exclusive jurisdiction of the competent courts in Riyadh.

8. Modifications to Terms

We reserve the right to modify these Terms at any time to reflect changes in REGA regulations or Vision 2030 real estate laws. The "Last Updated" date at the top of this page will indicate when changes have been made. Continued use of the Site constitutes acceptance of the revised Terms.
